PROPERTY MANAGEMENT
This summary explains the Policies and Procedures of our company that protects your investment and provides you with the very best of service.
RENT COLLECTION
Most rents are due on the first of each month and is considered late if received 5 or more days after due date. If the rent is not received by that time the tenants are contacted and removal proceedings will be initiated if the tenant does not make immediate arrangements for rental payment. We feel that the collection of rent is one of our most important jobs in managing your property.
ACCOUNTING
Every transaction affecting your property’s account balance is recorded and explained in detail. Our monthly receipts allow you to see exactly what has transpired with your property.
Copies of all work orders and receipts are kept on file. We will be happy to provide duplicate copies of this information at the end of the year to help you with your tax preparations.
MANAGEMENT FEES
Our monthly management fee is payable when the rent payment is received. It is automatically deducted from your account at the time the rent payment is posted. However, since one of our jobs is keeping your property occupied as much as possible, there is no management fee when the property is unoccupied.
We can also procure a tenant for you only, and you would manage yourself.
ADVERTISING
At the time you sign our Agreement, we will begin to advertise your property. If you cancel our agreement before we find a tenant, you will incur an advertising fee.
LEASING
We want good tenants just as much as you do. We pride ourselves in good quality tenants. Our extensive tenant screening and credit investigations help insure this.
Applicants are required to complete a rental application and to provide credit information and references. We run a credit check on prospective tenants, check previous landlords, and verify all information.
Once a tenant’s application has been approved, appointments are made to sign the lease/ rental agreement. We review the agreement thoroughly with the tenants. This gives us a chance to answer any questions and to carefully explain the tenant’s responsibilities as well as our company policies and procedures. This attention to the tenant’s needs greatly reduces misunderstandings and eliminates potential problems. A copy of the agreement is available to you upon request after signature by Bear Lake Resort Rentals and tenant.
For additional protection, appropriate security deposits are always collected. Amounts of deposits are based on the monthly rental rate, credit worthiness of the tenant, and market conditions. State law mandates that security deposits can be no more than double the monthly rent for an unfurnished unit, triple the rent for a furnished unit. If an eviction has to be done, we do them in-house in most cases.
MOVE-INSPECTIONS
We perform an inspection prior to a move-in using the move-in inspection report and inform the tenants in writing that we have done so. The report is signed by Bear Lake Resort Rentals and tenant at move-in. We encourage the new tenants to notify us immediately if they find any defects. We find that this helps develop a good working relationship with the new tenant and gives us one more chance to encourage the tenants to take pride in their new home. Once again, we want good tenants!
PROPERTY INSPECTIONS
Our main job is to protect your investment property. We do this in two different ways. First, we make frequent drive-by inspections of your property. In addition, we make annual preventative maintenance inspections of the interior and exterior, and periodic inspections throughout the year.
It is stated in the tenant’s agreement that we have the right to make routine announced inspections. Tenants are always notified of a pending property inspection. Inspections are conducted with the tenant present when possible.
REPAIR AND MAINTENANCE SERVICES
Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price using only qualified personnel.
Repair and maintenance services are performed by either in-house maintenance personnel or by outside vendors or contractors. Each is selected because of their ability to provide the very best possible service at the most reasonable price.
Routine repairs and maintenance will be performed as needed and will be based on urgency and importance. For any job over $200.00, we obtain bids from different companies, notify you, and obtain approval before we proceed. However, in emergency situations regarding habitability issues, we may get the work done before we can contact you – our goal is to rectify the problem before your property is damaged. We use only the best vendors and each job is fully documented in writing and supported with receipts.
We are also a San Bernardino County licenced Unlawful Detainer Assistant. We can do your entire eviction even if we don’t manage your property.
